Buyer’s Guide

It all begins with a dream. Whether you are dreaming of a home that’s closer to your work, or a home that’s big enough to accommodate your growing family, your first step is to know what you need. This will ensure that you are able to find the perfect home that fits in with your lifestyle.

Reservation Requirements for Local Buyers:

  1. Client registration form (CRF – to be provided)
  2. Reservation agreement form (RA – to be provided)
  3. Photocopies of 2 Valid IDs with 3 specimen signatures
  4. Proof of TIN
  5. Proof of Billing
  6. Php20,000 unit reservation fee deductible from list price
  7. Php10,000 parking reservation fee deductible from list price

Additional Requirements for Local Buyers to be submitted upon release of contract to sell:

  1. BIR form
  2. Marriage contract (for married buyers)
  3. Birth certificate (for minor buyers)
  4. Downpayment checks
  5. In-house checks (for in-house terms)

Reservation Process for Local Buyers:

  1. Inform Mikko or Noemi on your preferred project and unit. S/he will check if your desired unit is available.
  2. Accomplish Client Registration Form (CRF). This will ensure that your account is registered on DMCI’s database.
  3. Accomplish Reservation Agreement (RA).
  4. Submit requirements (2 Valid IDs, Proof of TIN, Proof of Billing and reservation fee/s).
  5. Sign agreed computation sheet of payment terms.
  6. Mikko or Noemi will forward all of your documents to Head Office after your reservation.
  7. Expect a call from DMCI Homes (3-5 working days after your reservation). They will confirm your reservation and preferred billing address.
  8. Notice of Approval will be released after DMCI Homes calls you.
  9. Contract to sell will be prepared. Make sure that your signed preferred terms are final to avoid Php5,000 admin fee.  This is to prevent changes from contract. Contract is standard.
  10. Schedule contract signing with Mikko or Noemi  and submit post-dated checks for docs in.

*Please make sure to follow proper timeline guided by Mikko or Noemi to comply with 30-day processing and security of discounts.

  1. Photocopies of 2 Valid IDs with 3 specimen signatures
  2. Proof of TIN
  3. Proof of Billing
  4. Php20,000 reservation fee deductible from list price
  5. Php10,000 reservation fee deductible from list price
  6. Special Power of Attorney (SPA – Manila representative)

Reservation Process for International Buyers:

  1. Inform Mikko or Noemi on your preferred project and unit. They will check if your desired unit is available.
  2. Download, fill-up, sign, scan and email the Client Registration Form (CRF) and Reservation Agreement (RA) to Mikko and/or Noemi. This serves as a document that you are purchasing the unit.
  3. Reservation fees may send to top manager’s BPI account, Jocelyn A. Costillas with account number 0685-02749 OR Mikko or Noemi can meet your Special Power of Attorney (SPA/Manila representative) to our Sales Offices and SPA may issue reservation fee.
  4. Email reservation requirements to Mikko or Noemi (2 Valid IDs, Proof of TIN and proof of Billing).
  5. Email signed agreed computation sheet of payment terms to Mikko or Noemi.
  6. Mikko and/or Noemi will forward all of your documents to Head Office after your reservation.
  7. Also, please send via air mail the following original signed documents to Mikko or Noemi (CRF, RA, Photocopies of 2 Valid IDs with 3 original specimen signatures, Proof of TIN, Proof of Billing, Original signed computation, 7 copies of original signed SPA form). Original signed documents are needed for docs in.
  8. Expect a call from DMCI Homes (3-5 working days after your reservation). They will confirm your reservation and preferred billing address.
  9. Notice of Approval will be released after DMCI Homes calls you.
  10. Contract-to-sell will be prepared. Make sure that your signed preferred terms are final to avoid Php5,000 admin fee.  This is to prevent changes from contract. Contract is standard.
  11. Schedule contract signing of SPA with Mikko or Noemi and submit post-dated checks for docs in.
